House prices increase by over four per cent in Eden

House prices increased by 4.3 per cent in Eden in September, new figures show.

The boost contributes to the longer-term trend, which has seen property prices in the area achieve 12.6 per cent annual growth.

The average Eden house price in September was £233,476, Land Registry figures show – a 4.3 per cent increase on August.

Over the month, the picture was less good than that across the North West, where prices increased 5.3 per cent, but Eden outperformed the 2.5 per cent rise for the UK as a whole.

Over the last year, the average sale price of property in Eden rose by £26,000 – putting the area 22nd among the North West’s 43 local authorities for annual growth.

The best annual growth in the region was in Hyndburn, where property prices increased on average by 28.9 per cent, to £128,000. At the other end of the scale, properties in Allerdale lost 3.6 per cent of their value, giving an average price of £152,000.

Winners and losers

Owners of detached houses saw the biggest improvement in property prices in Eden in September – they increased 4.4 per cent, to £332,962 on average.

Over the last year, prices rose by 13.1 per cent.

Among other types of property:

Semi-detached: up 4.3% monthly; up 13% annually; £221,677 average
Terraced: up 4% monthly; up 12.1% annually; £182,960 average
Flats: up 4.1% monthly; up 10.5% annually; £131,181 average

First steps on the property ladder

First-time buyers in Eden spent an average of £192,000 on their property – £22,000 more than a year ago, and £36,000 more than in September 2016.

By comparison, former owner-occupiers paid £264,000 on average in September – 37.1 per cent more than first-time buyers.

How do property prices in Eden compare?

Buyers paid 14.6 per cent more than the average price in the North West (£204,000) in September for a property in Eden. Across the North West, property prices are lower than those across the UK, where the average cost £270,000.

The most expensive properties in the North West were in Trafford – £338,000 on average, and 1.4 times as much as in Eden. Trafford properties cost 3.3 times as much as homes in Burnley (£102,000 average), at the other end of the scale.

The highest property prices across the UK were in Kensington and Chelsea.
