Ten new homes and a village shop form part of an outline planning application at Tebay.
Parish councillors have no objection to the proposal earmarked for land next to the Cross Keys Inn, where approval is also being sought for access and layout.
A statement accompanying the proposal explains that it follows on from a previous planning application for a similar scheme. That application is still live, pending the signing and wording of a legal agreement.
The proposal is based on the previously submitted site and has the same access position and visibility standards as previous scheme. However, the layout of this revised scheme has been amended to take account of a six-metre wide easement strip along the line of the public sewer which crosses the site.
A spokesman said: “This and the clearance to the electricity transformer poles and overhead line reduces the usable area of the site, thus reducing the number of dwellings.
“The proposal is for 10 two-storey three-bedroom dwellings, some with garages. Plot 10 also accommodates a village shop which will be owned and operated by the occupants of number 10.
“In the centre of the site there will be open space amenity land which will be jointly owned by the occupants with each property having a tenth share in a leasehold and management company which will look after all shared areas.
“The dwellings are positioned to avoid overlooking of the adjacent chalet development and each dwelling has good private garden space and a private drive.
“Exact details of materials will be agreed at reserved matters stage but will be typical of Tebay with Welsh slate roofs, rendered walls with some stone detailing and UPVC windows and doors.”
Additional parking provision is included with plot 10 to accommodate shop customers, although many users will just walk to it.
